 In 2009, low home prices were the main reason why real estate investors jumped back into the market with both feet. More of the same is promised for 2010. Low home prices, plus low interest rates, make real estate investing profitable for 2010. CAP rates (Capitalization rates http://en.wikipedia.org/wiki/Capitalization_rate ) are in the 8-10% range for many homes, duplexes, triplexes, and quads, in the Tri Valley Area. An 8-10% annual return on money is a great investment. ROI (Return on investment http://en.wikipedia.org/wiki/Rate_of_return ) is another great way to measure whether, or not, a real estate investment makes sense. Here are some of the things we are doing with real estate investors for 2010.
1. Buying distressed properties at County auction sales.
A great way to pick up a foreclosure property at a fraction of market value. In situations where the property has a lot of deferred maintenance and repairs needed, investors can then fix up the property and resell in 60-90 days for a substantial profit. The Tom Lyons real estate team handles all of the due diligence for these Trustee sale deals.
2. Outright purchase of income property.
Investors use this method as a hedge against possible future inflation. We help with the financial analysis on duplexes, triplexes, quads, and other kinds of income producing investment properties.
3. LLC's ..... or investment partnerships.
We set up and represent a number of local LLC's with their real estate investment needs.
